Affordable Homeownership Program

Heritage Estates offers an affordable path to homeownership for first-time buyers. Our program includes up to $250,000 in forgivable mortgage assistance and education resources to help make buying a home possible. Review the eligibility details below to see if this opportunity is right for you.

  • Be a first-time homebuyer (no home ownership in the past 3 years)

  • Have a household income at or below 80% of Fresno County’s Area Median Income (AMI)

  • Live or work in Fresno County for at least the past 6 months

  • Complete a HUD-approved homebuyer education course

  • Use the home as your primary residence

  • Provide 1% of the purchase price in cash contribution

  • Meet Debt-to-Income (DTI) guidelines:

    • Housing costs ≤ 35% of gross monthly income

    • Total debts ≤ 43% of gross monthly income
